Refinancing
Refinancing replaces your existing mortgage with a larger one and returns the difference in cash, up to eighty percent of the home’s value. It typically carries the lowest rate of these options, but it also requires qualifying and making regular payments, so it fits those with the income to support it.
Downsizing
Selling and moving to a smaller or less expensive home frees equity outright, with no loan to repay. The trade-offs are the cost and effort of moving and leaving a home you may love. For some it is the cleanest option; for others, staying put is worth more than the cash.
